Those who dine and shop at Brentwood businesses along Franklin Road often forget that the landscape and the opportunities to stay within city limits looked quite different a short five to 10 years ago.

It was in 2011 when Boyle Investment Co., which developed and manages CityPark Brentwood, purchased the CityPark land along Franklin Road.

A family-owned company whose ancestors date back to John Overton and Andrew Jackson, Boyle operated in the Memphis area for more than 80 years and opened its Nashville office in 2001. 

The 33-acre CityPark features 500,000 of square feet spread among eight office buildings. It also features 40,000 square feet of retail and restaurant amenities.

Today we enjoy the mixed-use community, which includes walkable retail and restaurant options, office space and an onsite hotel. 

As for the hotel, the Hilton Garden Inn Hotel was built around historic Mooreland Mansion, which was built in 1838 and is on the National Register of Historic Places. Boyle developers chose to elevate the prominence of the original building by insisting the hotel be designed around the landmark. 

As CityPark has taken shape, neighboring Hill Center Brentwood has continued to thrive.

Those who work in the office buildings say the addition of sidewalks, a traffic light at Executive Center Drive and improved traffic patterns have helped with walkability surrounding the two centers. 

A staple in the community for more than 30 years, Hill Center has grown with the city. 

H.G. Hill Realty Co. purchased the land now known as Hill Center Brentwood in 1969. The original Hill Center Brentwood opened in 1986 and offered the community a mix of local and national retailers. 

The 38-year-old original building received a makeover last year. The facade was updated to include new design elements and colors to coordinate with the new center. Aesthetically pleasing awnings, new lighting and planters also were installed. 

For walkability, the walkway in front of the center was reworked to meet paving and landscape standards and now connects with the new center. 

Adding to the property’s footprint, a $220 million mixed-use development spanning 17 acres at the intersection of Franklin Road and Maryland Way brought additional shopping and dining to the city in 2016. Hill Center Brentwood is the largest project in the company’s 120-year history.

Today, construction is underway for the second phase of the center. The second phase will include a 141-room AC Hotel by Marriott, a parking garage and additional office and retail buildings with a connection to the park.
