Crescent Communities has announced the purchase of Two Greenway Centre, a Class A office community in Franklin.
The five-story, 155,000-square-foot office space is located on 16 acres in the amenity-rich submarket of Cool Springs at the intersection of Carothers Parkway and Cool Springs Boulevard, with immediate access to Interstate 65 via two interchanges and 20 minutes to Nashville's International Airport.
Cushman & Wakefield served as the broker for the sale.
“We are pleased to deliver an exceptional community in this rapidly growing and highly sought-after submarket of Nashville,” said Sagar Rathie, vice president of development with Crescent Communities. “We have a strong legacy of delivering premier Class A office space in this community and look forward to continuing our partnership. Like many of the notable companies who have recently announced plans to expand their operations in this area, we are drawn to the rich surrounding amenities and the quality of life Franklin has to offer.”
Two Greenway Centre by Crescent Communities offers open floor plates, a comprehensive fitness center, walking trails, ample parking and a convenient location in a highly desirable community. With a focus on sustainability and connectivity, the community achieved LEED Silver Certification.
Construction on Two Greenway by Crescent Communities began in 2015, and the first office tenants occupied the building in 2017. Little Diversified Architectural Consulting served as the project architect and Barrett Woodyard as engineer. Whiting-Turner was the general contractor. Leasing was managed by Jason Holwerda and Shelby Hall of Foundry Commercial. Property management was led by David Cheek and Melanie Cole of CBRE.
Crescent Communities has a longstanding history of development in Cool Springs and in the surrounding Nashville area. One Corporate Centre, also in the Cool Springs Submarket, was the first community developed by Crescent Communities in 1997, followed by additional commercial, multi-family and residential communities.
The developer has delivered 10 commercial office communities in Cool Springs alone. Other notable completed projects include NOVEL Music Row, a multi-family community in Nashville; Lockwood Glen, a residential community offering single-family and multi-family homes in Franklin; NOVEL West Nashville, a multi-family community currently leasing; and Bigby, a mixed-use community scheduled to break ground in 2020.
Todd Mansfield, CEO of Crescent Communities, noted the company’s active commercial development portfolio, including three additional office-centric, mixed-use communities in Charlotte: Ally Charlotte Center, a 26-floor, mixed-use office tower; a five-star, 381-room JW Marriott currently under construction and slated to deliver in the first half of 2021; and 101 North Tryon, a 20-story Class A office tower located in the heart of Charlotte’s central business district currently undergoing capital improvements. A number of significant industrial projects are also under construction, consisting of more than 1 million square feet across the Southeast.
