Stream Valley growth continues

New homes in the Stream Valley neighborhood have continued to sell at a brisk pace, with more than 60 families becoming residents over the last year. 

Earlier this summer, developers cut the ribbon on two new phases, and now builder Ryan Homes is offering a new floor plan, the cottage-style Winterbrook. 

The one-level, three or four-bedroom plan can range from 2,100 to 2,900 square feet, and offers 10-foot ceilings in the great room. An optional second floor offers an additional bedroom suite, a bonus room and expansive storage – there’s even an option for a media room available. 

The large front porch and optional screened rear porch make the outside livable, an important asset in the neighborhood.  

“This has become a very desirable place to live not only for the interior amenities, but because it’s a vibrant community where everyone knows each other,” said Alex Marks, senior vice president of Tower Investments, LLC. T

“Those porches are where people get to visit, and for most of the year, it’s additional living space. We’ve put an emphasis on those features, along with the walking trails, landscaping and other lifestyle elements.”

National homebuilder Ryan Homes (NYSE: NVR) bought rights to all of the neighborhood’s remaining lots in 2012, and sales have increased steadily ever since.  

Each home is built to the customer’s specifications and offers a variety of upgrade options. The 345-acre, mixed-use community includes 800+ lots surrounded by 45 percent open space and creeks running throughout the property. 

The location is another key advantage, Marks says. Stream Valley is situated off of Lewisburg Pike, less than a mile from the Goose Creek Bypass, the new Berry Farms Town Center, the 840 Loop and Interstate 65. Historic downtown Franklin is just three miles away.

“It’s wonderful to be so perfectly located, yet to feel like you’re living in the hills of Williamson County,” said Zach Mulkey, who purchased a home in Stream Valley earlier this summer with his wife, Ashley. 

“We can walk and ride bikes, the kids have plenty to do and we’re in this naturally beautiful place. We’ve got a great home and friendly neighbors. It’s what we were looking for, and we just love being here.”

Staff members are on-site daily at two model homes Tuesday-Saturday from 10 a.m. to 6 p.m., and Sunday and Monday from 1 p.m. to 6 p.m. Ryan is offering several home designs that can include as many as six bedrooms, four baths, up to a three-car garage and 4,400 square feet to choose from. Starting prices range from the $260s to the $350s.

Stream Valley was purchased in June of 2012 by Tower Investments, LLC, and Tennessee Contractors, Inc. The partnership pre-sold the entire development to Ryan Homes.
