Class-A office tower moves forward in Cool Springs

Franklin Park is a71-acre mixed-use corporate complex with 350 multi-family apartments and office space.

The first of five towers in Cool Springs’ newest Class-A office mixed-use development moved a step forward this week as a topping off ceremony was held to mark the completion of the 10-story structure’s exterior framing.
“Franklin Park is a dynamic, 71-acre mixed-use corporate complex that will feature five Class-A office towers, a 350 unit multi-family apartment community and over 12 acres of unrivaled green space that will be the centerpiece of the project,” according to a statement released this week by Spectrum/Emery.
One Franklin Park, at the corner of Carothers Parkway and McEwen Blvd., is hoping to attract Fortune 500 companies and businesses within the financial, legal, healthcare and technology industries.
“This is a great day for our project team, Franklin Park and Cool Springs,” said David Wells, vice president of Spectrum | Emery. “With One Franklin Park topped off, prospective tenants can now see why this will be the iconic building in our market with unparalleled access and visibility from I-65.”
Bell and Associates of Brentwood is the general contractor and Duda Paine of Durham, N.C. is the building’s architect.
With 272,720 square feet of rentable office space, developers expect the building to be ready this September with a move-in date set for October 1 for tenants.
As residents and city leaders continue to prepare for the changing landscape of Cool Springs, a second project announced this summer—Ovation—will be situated across the street from One Franklin Park.
A separate mixed-use development proposed and currently being considered by the city’s boards and commissions is being led by Raleigh-based Highwoods Properties, along with local retail developer SouthStar LLC and residential builder Bristol Development.
